Three Grade II listed cottages have come up for sale as a single lot – complete with planning permission to modernise and the potential transfer of a successful holiday let business.

Clevency Cottages in Great Snoring, near Fakenham, is listed for sale at a guide price of £750,000 with Big Skies Estates.

The properties are currently run as a successful holiday let business, and have been for years, equalling more than two decades of holiday letting and securing repeat visits.

The properties date back to the 17th century, when they are thought to have been a single property, and still offer a number of distinctive character features, including exposed timbers and walls. One even still has its original bread oven and salt store.

They're currently arranged as a detached two-bed, converted out of a former stable block, a one-bed mid-terrace and two-bed end-terrace. All share an enclosed garden, which is located at the rear, and there is off-road parking for up to four vehicles.

A spokesperson for Big Skies Estates says the property offers “many possibilities”, including a “seamless transfer of bookings” for the holiday let business – and can include the furniture, by separate negotiation – and/or residential use.

It’s also possible that planning could be sought to convert the two adjoining cottages back into one. This could create one larger, three-bedroom residence.

Rose Cottage - the detached two-bed - could be used as a separate annexe and could even offer a viable option for multi-generational use.
