North Norfolk District Council's cabinet agreed last month to hand over the grassed area at Tug Boat Yard, which was designated as a town green in December.
At a Wells town council meeting on Monday, members said the idea should be “cautiously welcomed” but agreed to wait for a formal offer before considering it.
Councillor Mike Gates said: “I am quite cynical - we are only being offered this because the district council cannot make any money out of it. It is hardly a gift. We need to know what we are going to be responsible for.”
Town councillors also asked whether the lights and seating in the area would be included, along with responsibilities for maintenance.
Other parts of Tug Boat Yard Quay and Favor Parker Quay are to be given to Wells Harbour Commissioners as part of a planned �522,000 shellfish handling facility, after a campaign to give those areas “town green” status was overturned by a government inspector.
